Inclusive of VAT. This is the annual management fee. Six things sit outside it and every one is listed below with its price: the accountant who certifies your accounts, the one-off onboarding fee, major works administration, recovering arrears that were already old when you appointed us, advisory work, and running a tribunal or court case. The per-document charges further down are paid by the leaseholder who asks for them, never by the block.
What the annual fee covers
- The full management service - the day-to-day running of the block.
- Service-charge collection and supplier payments, with every invoice checked against contracted scope, prior invoices and a market comparator.
- Statutory compliance - fire risk assessment, asbestos, electrical, water hygiene, lifts, and fire doors, kept current on a tracked plan.
- Bookkeeping and the ledgers kept straight all year, so the accountant certifying your service-charge accounts is handed clean and correct records rather than a year of catching up.
- A quarterly expenditure report to directors, and the annual service-charge accounts prepared, independently certified and issued on time.
- The leaseholder portal - every message, action, and response logged and visible to the leaseholder it concerns.
- Site visits at least monthly, arranged in advance so any director can walk the block with us, and as often as the block needs, with a board meeting attended and minuted every quarter.
- Arrears chased from the first missed payment, rather than at the year end when the money is hardest to get back.

Old arrears recoveryCharged only on money we actually get back, and only from arrears that were already more than six months old on the day you appoint us. Anything that falls behind on our watch we chase inside the annual fee, at no extra cost, however old it gets.

The rate halves above £100,000 because the work of running a £400,000 contract is not four times the work of running a £100,000 one. For context, large managing agents commonly charge 10-15% to administer major works, and often use their own in-house surveyors. We use an independent external surveyor, appointed by the RTM.
We don't believe the company organising and charging a % of the works should also be the one pricing that same work.

Our service guarantee
We're confident our service will exceed expectations, however if we fail materially in managing your building to the promised standard, our agreement will allow you to cancel it up to 6 months from commencement, and you shall receive a refund for every management fee and the onboarding fee.
